The landowners came to me after it was decided that due to ill health they would be no longer able to complete the project to build 51 New Homes on the outskirts of Ilfracombe. 5 of the planned homes had already been built (although not completed or occupied) and quite a bit of the initial infrastructure had been installed along with main services including an electrical substation, and a fair bit of the earthworks which shaped what was a very steep site to develop. The steepness of the site did provide superb views out across Ilfracombe towards the Bristol Channel and beyond which would be enjoyed by most of the homes due to be constructed.
After initially trying to go out to our ‘off market list’ we had gathered interest from local development companies, but most were put off by the houses that had already been constructed despite the fact that they had been monitored in line with all current building regulations by the local building control department at North Devon Council. We decided to open it out to a larger audience and carried out a specific programme of marketing which resulted in 3 firm bid proposals, which resulted in selecting a National House Builder, Elan Homes who have a reputation of building high quality new homes.
The homes have been designed around the great vistas enjoyed from most properties and there are many homes which enjoy the benefit of a balcony which is not normally associated with this type of development. The rendered facades give way to some attractive roof pitches which hint of a Colonial Style.
The land owners were delighted with the end result meaning that they could move on with their lives and close the chapter on what became a fairly stressful process. Work is well underway on the construction of the site now known as ‘Seascape’ and Elan Homes are currently in the process of a selling to a phased build programme. We would expect the site to be completed by the end of 2023 and fully occupied by mid-2024.
