The Project

The property is offered for sale generally in afair state of repair and whilst it is clean and tidy it may be considered to be a little dated. In 2018 it was discovered that there had been a valve failure from the Worcester Bosch boiler that had recently been installed which resulted in the surrounding land absorbing the escaped oil which latterly migrated under the main cottage releasing vapours within the property causing the occupants to vacate. The property became subject to a major insurance claim which resulted in regular monitoring by a specialist company to ascertain the impact of the vaporisation caused by the oil which had penetrated the ground floor as a result of shallow ground water flow. The initial schedule of investigations and remedial works were carried out in 2019 and monitoring of the vapour release has been ongoing to the date of writing (April 2021) and findings of harmful vapours to humans were deemed not to be a breathing risk any longer. External excavation works were carried and it was considered that the spilt oil had migrated to a depth below bedrock.

Project Outcome

Sold using an online auction platform to a local cash buyer who planned to carry out all renovations and occupy for themselves. The cottage was set in a delightful valley, very peaceful and located within close proximity to the coast. We were simply inundated with enquiries prior to the auction and the eventual sale price was way in excess of the quoted guide.
